Belvedere Road, Broadstairs

Located in Broadstairs, Kent, this project is situated off the High Street in close proximity to the fabulous Grade-II Listed Georgian ‘Belvidere Place’.

The brief required a sensitive and cost-effective approach be taken to redevelop and maximize the space across the three storey mixed-use property, built c1950, formerly comprising a shop-frontage at ground floor and self-contained duplex apartment across upper floors. The property featured an awkward fenestration lacking in character.

Our approach simply drew inspiration from the first floor curved window bay which we extended up one storey to provide a focal point and unification of the façade with curved rendered and glazed returns providing an element of much needed softening to an otherwise rigid facade. To maximize usable space and enhance panoramic views out to sea we designed a third storey penthouse set back beyond an existing parapet.

The penthouse frontage also features curved Crittall style glazing with doors leading out to a roof terrace protected by a glazed balustrade. A further roof terrace is positioned at the rear providing an interesting view out toward the Queens Road Baptist Church.

In addition to the commercial premises at ground floor, the property now features 3-4 bedrooms and home office. Furthermore, the property in its totality contributes positively to the visual setting of the street scene.
